Private Treaty.

for future reference.
That parcel of land as so
identified upon the Seated Title Application Form (hereinafter called 'the
land') forms part of the Freehold Estate owned by Lady Sarah Leeder of Copythorne
& Dartmouth (hereinafter called 'the vendor') and is situated in
Dartmouth, Devon, UK. and as held under Land Registry Certificate number DN
396904.
The Vendor sells with full
Title Guarantee and with the land being free from any adverse notices, legal
charge or other loan secured against it and with no covenants being attached
thereto.
The Purchase Price Agreed, and
as so entered upon the Seated Title Application Form, covers:
 | The Land - as so named by the Purchaser. |
 | All Land & Title Registration Fees and disbursements. |
 | All our legal costs. |
 | Preparation, dispatch and shipping of all display and legal
documentation and awards. |
The fee does NOT cover any expenses incurred by the
purchaser should they wish to instruct an additional legal representative.
To submit an offer to purchase
the land/title the applicant (hereinafter called 'the purchaser') shall complete
and send to English Feudal Titles (E. F. T.) the
completed Seated Title Application Form(s) along with the full Purchase Price as
so agreed viz. £995.
Within
14 working days of receipt of the Seated Title Application Form and payment E.
F. T. shall confirm, in writing, to the Purchaser, receipt and acceptance of the
offer made. The posting of this letter of acceptance serving to complete
the transfer of ownership. A Stamp Duty Land Tax form will also be sent
which must be signed by all purchasers and returned to us.
E. F. T. shall
then register the new owners title with Her Majesty's Land Registry.
Upon completion of the
registration of ownership of the land with HM Land Registry and the execution of
the Title Documentation (which should take some 6 - 8 weeks) E. F. T. shall send the
Official Land Registry Office Copies of the Registered title and personal Title
Documentation and Certification directly to the Purchaser.
Applicant must be over 18 years of age.
Pursuant
to The Law of Property Act 1925: any rights held over land can be exercised only
over the land purchased and owned. No manorial rights are conveyed.
